Nobody stops scrolling for "beautiful property in Abuja."

Momoh Jimoh and Associates is a registered estate surveyor and valuer firm in Nigeria. They buy, sell, list, and value properties, and they do it well. The only problem? Nobody online knew they existed.

When they launched their website, they needed social media content that did more than just announce listings. They needed posts that made people stop scrolling, feel something, and take action. That is where this project started.

I wrote social media content for their Instagram and Facebook pages that translated complex real estate offerings into simple, scroll-stopping copy. Each post led a prospect from curiosity straight to their inbox or DM.

Sell the confidence before you sell the property.

Real estate is not an impulse purchase. Nobody sees one Instagram post and wires 100 million naira. So the strategy was not to sell the property first. It was to sell the confidence. Each post led with the location or the lifestyle benefit, followed by clean, specific property details, and closed with a low-pressure call to action.

The tone stayed warm and professional, never pushy. Think of it as a knowledgeable friend showing you a good deal, not a salesperson chasing a commission. I developed three post formats: property listings, brand trust content, and engagement posts, each with platform-specific tweaks for Instagram and Facebook.

"Tastefully finished 3-bedroom terrace duplex in Kagini District, Goshen Trust Estate, pay and pack in ready" tells a buyer everything they need to know in one line. That is the standard every caption was written to meet.

Specifics beat adjectives every single time.

Real estate copy lives and dies on specifics. I replaced vague language with exact details, replaced general appeals with buyer-specific benefits, and kept each post tight enough to read in under 20 seconds on a phone screen.

The hashtag strategy was researched and location-specific, targeting Abuja-based property buyers, investors, and agents actively searching on social platforms. Every hashtag was chosen for volume and relevance, not just popularity.

What was produced.

Platform-optimised captions for both Instagram and Facebook
Listing posts with specific property details and direct calls to action
Location and estate-specific hashtag research for FCT buyers
Brand-consistent tone across all post formats
Short, scannable format designed for mobile readers
Three distinct post formats: listings, brand trust, and engagement
Copy aligned to drive DM enquiries, WhatsApp contacts, and website visits

Every listing post told a mini-story. Take the 3-bedroom terrace duplex in Kagini. Instead of opening with the price, I opened with the buyer's frustration: still searching for the perfect home in FCT? Then I answered it with specifics. Window coverings, water heaters, a dedicated store, all already installed. The closing line wrote itself: pay and pack in.

That is social media copy working the way it should. Not announcing. Connecting.

The client needed social media content that matched the quality of their real estate services. The posts had to look and read professionally, convert visitors to enquiries, and represent the Momoh Jimoh and Associates brand accurately. I gathered the property details, target audience profile, and platform preferences before writing a single word.

I studied the Nigerian real estate social media space, specifically Abuja-based property pages and how their audiences engaged. I identified that buyers responded better to specific property details and lifestyle language than to generic "contact us" posts. I also researched relevant hashtags by volume and location specificity for FCT-based property searches on both platforms.

I drafted multiple caption formats for each post type: a listing format, a brand trust format, and an engagement format. I refined the tone to stay warm but authoritative, then aligned each post with the corresponding property details and image to make sure the copy and visual told one complete story. Platform-specific edits were made last for Instagram and Facebook formatting differences.
